Frequently Asked Questions.
How much can I expect to receive for my property?
The amount you will receive for your property is entirely dependant on the route to sale that you decide to take. If you are interested in selling your house fast, and want to sell for cash in 7 - 10 days, our cash house sale buying team will likely make you an offer of around 85 per cent of current market value. Every property is different, so the location, market conditions, and condition of the property will all play a role in the decision we make. If you are looking to sell with our quick estate agency service you technically set the price, so you will need to speak directly to our team about this. You can reach our dedicated support team on 0800 612 7917. If our assisted property sale method has taken your eye, we can usually offer you 95 per cent of the current market value of your home. Again there are a lot of factors to take into consideration, so the best bet is to speak to an advisor and get an offer.
What fees do you charge for selling my property?
In short, there are NO fees to pay. If you choose to sell your property to us for cash, we will pay everything. This includes any marketing fees, solicitors for yourself and us, and any associated legal costs. We will also pay for your valuation. Our estate agency service has a different fee structure, and you will need to discuss this with an advisor directly. Our assisted sale service also has no fees to pay.
Are you a genuine cash buying firm?
We are a genuine cash buyer as we can provide you will proof of funds. We have the cash readily available to buy any property in the UK valued up to and including £1 million. We we buy properties from £10,000 up to £1 million at the right price, and pay cash. We have over £500 million readily available to purchase UK property for cash.
How long will it take me to sell my property?
If you sell to us for cash we can genuinely complete on a sale in 7 to 10 days max. We don't need to use mortgage companies (which slows down the entire process of selling a property), and we have solicitors on hand ready to act fast and work in our favour to get the sale through in a time scale that suits you. If you choose our assisted sale model, you will be looking at a sale in 40 days max. This takes a little bit longer to process, however you will receive a higher price with this method. Our third method is with our estate agency. Due to the nature of this business model, and we are dealing with the open market and general public, we can't put a time scale on this method. However we are very good at what we do, and will endeavor to work with you to get the price you need in the time scale you want.
Can you stop repossessions from happening?
Yes. We are experts at stopping repossessions, and we will even attend court on your behalf. When trying to stop repossession it is vital that you act quickly, so call us today on 0800 612 7917 to get the ball rolling.
Can I sell and rent back?
Unfortunately all sell and rent back schemes in the UK are now closed to unregulated companies within this sector. We are not sale and rent back regulated so we cannot help you with this. What we may be able to help you with is offering a short term rental accommodation once your sale has completed, so that you can decide what your next move is going to be.
Am I tied into a contract or legal obliged to sell?
With our cash buying service you are not tied into any contracts, and you are under no obligation to sell up until the point we exchange contracts. This means you can get a valuation at our cost, and know the step by step process without paying a penny or worrying about being tied in. With our estate agency we only ask for 28 days notice to remove your property from our advertising.
Will you drop my offer price at the last minute, I've heard horror stories?
You may have read stories like this in the papers about companies that buy houses for cash dropping offers at the very last minute, leaving sellers high and dry. We can assure you this is not something we practice. Our online offer is indicative, which means you should only use this as a guideline. However, once we have been to view your property, and an independent surveyor has valued your home - we make you a formal offer. This offer is valid for 14 days, and we promise to pay you that price, no if's or but's! With our estate agency service, again we have to stress that you are relying on the open market, and therefore the general public. This means the whole process is out of our hands as far as buyers are concerned as we are physically not making the purchase. Having said that it is rare we have any issues as our buyers are heavily vetted for their eligibility to buy a property before we put forward an offer to you.
My property is in poor condition, will you still buy it?
Yes we buy property regardless of the condition. If you have purchased an investment property that you are unable to finish due to funds we will purchase the property in its current state. We even buy that has been trashed by tenants. If you have a property that has structural issues we may also be able to help. We suggest you speak with a member of our team.
How long do I have to vacate my property once it is sold?
We can work on a time scale that suits you. If you tell us prior to selling that you need 30 days in the property after selling, we are able to offer this service free of charge. We are open to any suggestions that you may have, and we want to work with you to help you. Have a word with our team about this service if you are interested.
Do you buy tenanted property?
Yes, we will be interested in property that has tenants. We may decide to evict the tenant after sale, or put the property into auction with sitting tenant. This needs to be discussed with our sales team. Having said that, there is no way we can guarantee that the tenant will remain in the property once we buy it. If you sell the property on the open market through us, we may be able to advertise it with sitting tenant.
Do you buy commercial property, holiday homes or hotels?
Unfortunately we don't buy any of the above, unless they have consent to have their use changed.
I only own 50% of my property, will you still be interested?
Unfortunately we are unable to help in these circumstances.
